What is a Closing Disclosure?
A Closing Disclosure (CD) is a five-page federally mandated document that your lender must provide at least three business days before closing. It shows the final terms and costs of your mortgage. The CD is the authoritative final document for your loan — closing cannot legally happen until three days after delivery.
Compare your final Closing Disclosure to the Loan Estimate you received earlier. Specific line items can change slightly, but regulated items (like origination fees) cannot change without a new three-day waiting period.
